Lately, Ye Decai, Chairman of Decai Group, expounded in an interview with how Decai has secured high-quality corporate development and leadership in the industry through self-breakthrough and self-transcendence following the successful layout of whole industry chain.

Build core competitiveness of whole industry chain

Decai stands out among peers for its whole industry chain advantage, which is the most solid and core corporate competitiveness. Decai lays out through the whole industry chain from design to construction. In terms of design, by pooling a team of world-class designers, Decai set up DC+HD
Design Institute in London, UK in 2013 to introduce the world’s advanced design concepts; in terms of material, Decai pursues factory-based decoration and R&D and production of new energy-saving and eco-friendly materials through its subsidiary Qingdao Decai Hi-Tech New Materials Co., Ltd. to ensure safe and technical construction materials; and in terms of engineering, Decai guarantees the construction quality of various works through subsidiaries.

The whole industry chain mode allows for better control over the quality and cost of industrial links to foster greater controllability in both single link and a whole. More importantly, as the basis for Decai to promote overall transformation and upgrade, it allows for application of some advanced concepts such as digitalization and green and low carbon throughout the industry chain.

On the basis of whole industry chain layout, technology contributes most to Decai’s move to the value chain. As an early firm in the industry applying digital technologies such as BIM (Building Information Modeling), VR and AR, Decai has formed a full digital design mode of “BIM+VR+AR”. 

Recent years saw Decai apply BIM to design, construction and O&M in three-dimensional space and after the architectural or decoration scheme for VR and AR is designed, real scene experience can become possible in three-dimensional space effect by technical means such as intelligent interaction and sensing. Based on its digital collaborative platform, Decai has focused the digital transformation of decoration industry and housing construction industry on key construction projects and mainly leveraged BIM-based technical information data for whole process planning to better match among resources, cost, quality, construction period and construction contract, playing an important role in improving production efficiency, saving costs and shortening construction period.

In the construction practice of Qingdao Jiaodong International Airport, based on national standards, enterprise management experience and actual construction needs, Decai’s BIM team compiled 15 standards, such as the Implementing Standard of BIM Application for Qingdao New Airport Project and the Measures for Management of BIM Technology Application for Qingdao New Airport. In addition, with the help of BIM technology, Decai has also released dozens of industry standards for subway interior decoration, grand theater decoration and temple restoration. First-class firms develop ‘standards’, and digital technologies such as BIM are tools for them to form and output standards.

Lead the industry into a green and low-carbon era

To implement the national strategy of carbon peaking and carbon neutrality, Decai practices the green and low-carbon philosophy throughout the whole industry chain, from design to material production, construction, and decoration and fitment. For this purpose, Decai has even extended its industry chain to the field of building photovoltaic and apply photovoltaic power generation technology to new projects.

For an architectural decoration firm, this will lead to certain costs in all links of industry chain, especially in material, whose R&D and production are much more costly than ordinary ones. Building energy consumption has surpassed industrial energy consumption and transportation energy consumption. Vigorously promoting and applying ultra-low energy consumption green buildings can effectively reduce the energy consumption in the actual use of buildings. Decai is duty-bound to contribute to the strategy of carbon peaking and carbon neutrality.

Decai’s projects under construction, including subsequent bid-winning ones, have begun to practice the green and low-carbon philosophy in the whole process. In the future, Decai will focus on promoting explorations and research in the fields of new materials and prefabricated buildings, and penetrate the concepts of low-carbon, green and environmental protection into the whole industry chain, so as to progressively and orderly lead the industry towards green, low carbon, technology-driven and eco-friendly development.

Boost Qingdao’s move towards a modern international metropolis

This year marks Qingdao’s launch of its three-year campaign on urban renewal and urban construction. As a key participant in Qingdao’s urban development, Decai has applied all its advantages to Qingdao’s urban renewal and urban construction.

Qingdao boasts of many European-style buildings. For better protection and restoration, Decai has engaged professional designers proficient in European architecture in their renewal. Based on its nationwide layout, Decai has summarized and applied the experience in restoration and construction of old urban areas in other cities to Qingdao. “In urban renewal, we focus on ‘activating’ or even ‘pumping up’ old urban areas, not just restoring them. Proper functional planning of old urban areas and appropriate match with surrounding elements demonstrate a responsibility for both history and future, which give full play to urban functions while inheriting urban context.

Decai’s technological strength has also been reflected in the renovation of old residential areas. The reconstruction of messy pipelines in old residential areas has always been a challenge. At the initial design stage of renovation planning, Decai’s project team applied BIM 3D model visualization technology and collision analysis for pipeline integration and collision detection on pipelines and important equipment during the renovation of old residential areas to eliminate hard collision and soft collision as well as reduce the possibility of error loss and rework. Besides, modern design and material technology was also used for design, construction and landscape renovation, with which all aspects of renovation were connected as an organic whole, so that the renewal process became smoother, safer and higher quality, and more Qingdao standards were introduced in the field of urban renewal.
According to Mr. Ye Decai, Qingdao’s aim to build into a high-quality city within Jiaozhou Bay for living, working and traveling and a model city of modern governance is an opportunity, but it has also put forward higher requirements for Decai.
